If you are approved to rent, we will need to see your picture ID to verify your identity at the time of lease signing. But until then, we can get started with your information through our online application facility.

Will I qualify?

Most people do. We understand that everyone has had their challenges with credit, etc. in the past. We don't really care about that. We don't really care if you have a lot of medical bills on your credit, student loan issues, credit card issues, etc. - that's life. We don't consider those things as issues. We don't even care about bankruptcies or foreclosures. In today's economy that's a pretty normal thing.

What we do care about is your rental and criminal history. If you have a history of evictions, felonies, etc. then its probably not going to work. In some cases, we may be able to rent to you if the issues were from a long time ago, or something you can explain. Sometimes we may ask for a larger security deposit. But the only way to find out is to apply and see how it goes. If you have any concerns, it is better to FULLY DISCLOSE what we are going to find anyway. That way we can take the full story into consideration rather than having to just say No because something is appearing on your report(s) that isn't explained.

Please note: In Arizona, it is a material breach of a rental lease if you lie or omit important information on your rental application. And this is subject to immediate eviction. If you don't disclose something, and we find out about it after you've moved in, its grounds for immediate eviction. This includes having other parties living in your property that aren't listed on the lease because you think they wouldn't qualify or pets that are not listed on the application..

When should I apply?

Its up to you, but its probably going to save you a lot of time and energy to get pre-approved first. Sure, we'd be happy to show you any property we have available for rent. But if you have a specific date you need to move on, then you might want to get the formalities out of the way first.

If you are going to be viewing a property, you also might want to print out the PDF form and fill it out and bring it with you to the viewing. That way if you like the property, you can give it to one of our agents who can then expedite the processing of the application. We've had many times where multiple people want to rent the same property, and we can only rent it on a 'first come, first served' basis. This means that the person who gets the rental application in first, usually wins.

Is there are charge to apply?

We do charge $29 for your application, however if you are approved we can do it for free by crediting you the application fee from your first month's rent. The main reason we have to charge an application fee is that the reporting services charge us the very same fee, and we just pass along that cost.

But don't let the application fee stop you from applying. In cases of hardship, we may be able to waive the fee. Just let us know your situation and we'll see what we can do.
